The Taste-Test

In order to know what I will be researching next based on Kobe Xin's suggestions is truly feasible, I foraged for informative and academic articles that deeply went into real estate private lending. I had already finished a portion of my research on real estate syndication previously, so I wanted to take the next step and attempt browsing for articles pertaining real estate private lending. I learned a lot about the risks and benefits of real estate private lending since the exchange of the funds for a hold on the property through interesting rate was rapid and simple, but still had its own fair share of risks along the way. As an overlying theme, real estate private lending is when individuals lend their own capital to other investors or professionally managed real estate funds while securing said loan with a mortgage against real estate.


Mitigating Risks

I learned that there is a universal resolution to the rise of risks in properties during economic downfalls: diversification. Diversifying one's properties will not only allow them to get more properties to manage but would allow them to have back-up plans if any prevalent or major properties lose their value either because of market fluctuations or nearby disasters like wildfires that may burn the property. This is something that Kobe Xin stressed as it is a factor to consider when managing and dealing with properties amongst investors.


The Idea

Kobe Xin suggested to gain an audience through my website and my Original Work, which may offer me some sort of regional or recognizable attention. By adding an new module to my website, I can accumulate many emails of people who want to invest and offer these emails as client listing to actual investors who might want to invest. Once they buy my client listing, I could make a 2% interest rate profit in the money that the investor makes off of my audience, allowing me to acquire a partial profit at the age of 17. This would be viable option since I am not 18 and won't be able to procure a real estate license just yet, so this feasible and doable solutions is better enticing and may lead to more success.
