A Conversation for a Concept
After having another meeting with Kobe, I narrowed down my idea. I want to create a YouTube channel alongside concise blogs that would teach real estate topics. I also learned more about the liability issues if there were any apparent issues between the resident and the realtor. We touched upon illegal activities that may occur as well like hidden policies the realtor may have kept away from the resident and only revealing those policies after the deal is completed, enraging and frustrating residents. He talked about the repercussions of such situations as they may lead to lawsuits and suing. Forming LLCs could protect the realtor from such risks and conflicts. This happens frequently when realtors are attempting to flip houses as they may intentionally or unintentionally not disclose pertinent information about the property, causing the resident to sue the flipper. An LLC can act as a shield as the lawsuit case would be under the company itself, hiding the flipper. If the flipper imposes more examinations and processing on the property, the liability decreases, but if not, Kobe recommends they have a strong legal team and reliable lawyer to bolster the flipper in the process.
The Application
I can apply this to my final product pursuit since this can be a topic I can talk about in one of my videos. Like this, Kobe continues to refuel me with more essential knowledge and resources I can refer to in order to expand my real estate knowledge and financial literacy. Employing these skills, I hope to learn more and advance my growth on my final product.
